Vacation Rental Guidelines

 

 Rental properties do not furnish paper products (tissue,  paper towels, etc.),  soap or trash bags. Tenants are responsible for those items.  We do not provide wood for wood burning fireplaces.  Firewood can be ordered through the office.

 

All units are individually owned, decorated and equipped to suit the owner.  Please do not move furniture or accessories. 

 

 No appliances are guaranteed. There will be no refunds on appliances, power, water or TV failures. We try to keep these in good working order and any failures will be repaired as quickly as possible during our working hours. Should you have special requirements such as particular bed sizes, TV, air conditioning etc. it is your responsibility to request those items while making your reservation. Changing units upon arrival will cause a forfeiture of deposit. You will be required to make another deposit on the other unit you choose.

 

All units are Non Smoking.  Violation of this policy will incur an additional cleaning fee of $200.

 

Reservations

 

            At the time of your reservation, prepaid rent must be placed on a MasterCard or Visa to confirm the 

reservation unless other arrangements are made. A MasterCard or Visa is required to be on file with the rental office 

for any additional charges.  No personal checks are accepted on the day of arrival for rental payment.  Only credit cards, cash, money orders or secured funds are accepted.  All reservations must be paid in full 30 days prior to check-in.  Last minute reservations less than 30 days of arrival must be paid in full at time of reservation.  A $50.00 (non-refundable) reservation fee plus tax and 50% of the reservation amount is required at the time of booking the reservation.  Also required is either a refundable $500 security deposit or purchase of deposit insurance of  $55.00 (non-refundable) for rentals charges up to $1,500 (ask rental agent for charges for rentals above $1,500).  Click here for more information on damage insurance.  Damage insurance is obtained through Sunburst Realty Rentals.  Your reservation must be signed and returned within 10 days of receipt or the reservation will be cancelled. 

GROUPS AND HOUSE PARTIES WARNING-WE RENT TO FAMILIES AND RESPONSIBLE ADULTS ONLY. Please note that the minimum check-in age is 25. We do not rent to house parties and/or groups including but not limited to fraternity, high school graduation, spring break from high schools or colleges, or other non family groups to be determined at the sole discretion of Sunburst Realty Rentals. Any violation will result in termination of rental agreement without refund. 

Cancellations

 

If you cancel your reservation 60 or more days prior to check-in, you will receive a refund on pre-rent monies you have paid. The Reservation Fee is never refundable. If you cancel your reservation within 60 days of your check-in, the Cancellation Fee is the entire prepaid deposit and reservation fee unless the house is re-rented for those dates.  If the Tenant wishes to change the reservation within the 60 days to a different property than originally booked, the above Cancellation Policy will apply and full payment for the new home reservation will be due. A new Reservation Fee will be charged.  Once you arrive and pay your rent, no refunds will be made if you choose to leave early.  We strongly suggest travel insurance that can be purchased through Travelguard.

 

 

TRASH

 

Please remove all trash from the unit upon your departure. There is no trash pickup for Maggie Valley

and Waynesville.  Maps are provided for your convenience.  Should you choose to leave trash in the home, there will be a $5.00 charge per 13 gallon bag of trash.

 

The "Check-In and Check-Out" times are to be followed precisely:

 

    Check-In: 3:00 pm

    Check-Out: By 10:00 am

We must have the proper amount of time to prepare the home for the next tenants. Any tenant that has not checked out at our office by 10:00 am the day of check-out, a full day's rent will be added to your account along with the applicable taxes. If you are going to be checking in after hours, you must notify the rental office of this.. Tenants not out by check out time will be charged one day?s rent plus tax.

 

            All of the rental rates and reservation fee, etc. for stays less than 90 days are subject to North Carolina sales tax of 7% and Haywood County's occupancy tax of 4%.

 

            The maximum number of occupants for the vacation rental home will be strictly enforced. These figures are based on the maximum number of guests that the home can safely and comfortably accommodate. If any tenant is found in violation of this policy, the tenant will be immediately evicted and no refunds will be given.

 

           

            If you wish to bring your pet with you on vacation, please notify the rental agent at the time of booking your reservation. We have homes that are pet friendly designed to accommodate travelers with a family pet, but we also have homes that the owners do not want pets in for various reasons.

 

            If you have any special requirements such as air-conditioning, king size bed, etc. you must notify the rental agent at the time of booking. Please do not assume the rental home has what you need, it only takes one question to find out for sure.

 

            Any changes made to a reservation must be handled by one of our rental agents by telephone or e-mail. Please do not fax or mail in these changes as we cannot guarantee receiving them.

 

            Please be aware that if you are vacationing in the winter months, the weather conditions in the mountains can change quickly and drastically. It will be the tenant's sole responsibility to get to and from the rental home should the weather become icy or snow covered.
